Process

Step 1/ Marketing & Information Gathering

  • Review of the CRA portfolio
  • Tour of existing CRA designed homes
  • An interview to determine your expectations including budget and time line
  • Acceptance of the proposal and signing of the AIA Agreement

Step 2/ Programming

  • Introduction to your Studio and Project Managers
  • Review the covenants and restrictions pertaining to your property
  • Discuss potential consultants and begin setting up interviews with you
  • Initiate a contract with a surveyor and order pertinent surveys
  • Initiate a contract with a geotechnical engineer and order surveys
  • Review and approval of the written project document

Step 3/ Schematic Design

  • Initiate proposals from your chosen consultants
  • Set up meetings with potential contractors

Step 4/ Design Development

  • Produce a set of preliminary design documents for review and approval by you and the architectural review board
  • Produce a set of pre-construction documents
  • Interior selections (this happens in 3 phases)
    1. 1. Initial selections
    2. 2. Review of selections vs budget
    3. 3. Final selections
  • Client approval of pre-construction documents

Step 5/ Construction Documents

  • Complete the final drawings
  • Define the contract requirements
  • Final bidding or proposal process with contractors
  • Client approves the final construction documents

Step 6/ Pricing

  • Client-consultants final negotiations
  • Client-contractors final negotiations
  • Execution of final construction documents

Step 7/ Construction Administration

  • CRA-Contractor-Consultants construction meetings
  • CRA to oversee construction schedule
  • CRA to complete site observations and provide client updates
  • CRA to certify applications for payment
  • CRA to review and approve punch list items
  • CRA to certify final application for payment
  • CRA approves final payment to contractor
  • CRA closes out the AIA Agreement

Step 8/ Post Performance Review

  • Provide client with final set of construction documents
  • CRA to ask client for feedback on the project
  • CRA to provide feedback to contactor-consultants
  • CRA to schedule 1 and 3-year follow up interviews
